For a complaint to be actionable, the following details are required for each occurrence as it will provide a better position for the strata corporation to determine and assess the situation. Kindly complete the below required information and email, along with any attachments, to the strata manager.
Please note that the complaint filed with the Strata Corporation is available to the alleged offender, per the Act.
The Strata Corporation or the Section Executive will review the complaint, letter and/or response from the alleged offender, usually at the next available meeting. The alleged offender will be given at least 21 days to respond or to comply with the strata bylaws or rules. Subsequently, a fine may be established through the decision of the Strata Council and/or Section Executive but NOT the strata manager.
Please be advised that the strata council or the Section Executive serves a quasiājudicial role in that they must determine whether a bylaw or rule has been contravened and what penalty should apply.
